What Auckland-specific conditions affect timber flooring spec
- Humidity range. Auckland indoor humidity sits around 60–75% summer and 30–50% with winter heating on. Engineered construction is the only spec that handles that range without cupping or gapping.
- Concrete subfloors common. Slab-on-grade ground floors, apartments, ground-floor extensions all use concrete. Solid timber over concrete is a failure pattern; engineered glue-down is the credible install.
- Underfloor heating prevalence. Newer Auckland builds and renovations frequently have hydronic UFH. Engineered European oak handles this up to the 27°C surface temperature limit; solid timber doesn’t.
- Heritage character. Pre-1940 villas and bungalows benefit from engineered oak that reads as period-appropriate but holds up to modern heating, dishwashers, and UFH that the original solid timber never had to survive.
