Timber Flooring NZ
Engineered oak, solid and reclaimed timber floors — chosen for warmth, durability and natural character. How they perform, what they cost, and how to pick the right floor for New Zealand conditions. We supply timber flooring Auckland homeowners love, delivered nationwide.
Timber flooring is one of New Zealand's most-specified floor finishes — across homes, architectural builds and select commercial fit-outs.
It's chosen for warmth, durability, natural character and long-term value. But how a floor performs comes down to picking the right construction for local conditions — coastal humidity, seasonal moisture, concrete slabs and underfloor heating.
Today, engineered timber flooring is the most common choice in NZ: it's more stable over slabs, tolerates seasonal humidity shifts, and suits underfloor heating and coastal homes when specified correctly.
This guide covers the types of timber flooring available here, how each performs, what drives price and specification, and how to choose the right floor for your project — whether you're building, renovating or comparing options.
What is timber flooring?
Timber flooring is floorboards made from real wood — either solid timber throughout, or engineered timber, where a real hardwood wear layer is bonded to a stable core.
Unlike laminate or vinyl, the surface you walk on is natural hardwood. That's what gives you authentic grain, tonal movement, and — with the right construction — the ability to sand and refinish over time.
In New Zealand, the choice has to account for climate, humidity movement and subfloor construction. Get that right and the floor lasts decades.
Three constructions, three jobs
Most timber floors specified in New Zealand fall into one of three categories. Which one suits depends on your subfloor, your climate and how the floor will be used.
Engineered timber
A real hardwood wear layer bonded to a multi-layer core. More dimensionally stable, less seasonal movement. The go-to over concrete slabs, in apartments, and with underfloor heating.

Solid timber
Milled from a single piece of hardwood, fixed over timber subfloors. Beautiful and traditional, but it moves more with moisture — so it needs a controlled environment and careful detailing.
Reclaimed timber
Salvaged hardwood, chosen for character, environmental benefit and tonal variation. No two boards alike — a floor with a history.

Our climate varies a lot by region. Coastal humidity, seasonal moisture shifts and temperature swings all change how a timber floor behaves. Engineered timber is usually the safer specification where:
- Concrete slabs are used
- Underfloor heating is installed
- Large glazed areas increase solar gain
- Coastal humidity is present
Confirm slab moisture, allow for expansion gaps, and specify the right method — floating vs glue-down — for the substrate and room size. These details matter as much as the timber itself. Solid timber can suit projects with timber subfloors and more controlled environments.
Why European oak leads
European oak is the most commonly specified hardwood for engineered flooring in New Zealand. It brings structural strength, a neutral grain, and it takes almost any finish or colour treatment. Other species appear depending on design intent and availability, but oak stays the default in architectural work.
The finish sets the feel
Finish affects durability, sheen and how you maintain the floor. Match it to traffic, upkeep and the look you're after.
A hard-wearing surface seal for durability and easy upkeep.
A natural, matt appearance that sits into the grain rather than over it.
Surfaces worked to raise the grain and add tactile depth.
Colour treatments that react with the timber for deeper, richer tones.
Where floors are won or lost
Long-term performance comes down to the right product, honest site conditions and careful detailing. Six things we look at on every project:
Slab vs timber subfloor decides method, adhesives and underlay.
Confirm slab moisture; use the right barriers and primers where required.
Perimeter gaps and transition detailing reduce cupping and buckling.
Floating is fast; glue-down improves acoustics and feel, and suits wider boards.
Underfloor heating and large glazing need careful spec and commissioning.
Cleaning routines should match the finish — lacquered vs oiled. See our maintenance guide.

Frequently asked questions
What is the difference between engineered and solid timber flooring?
Engineered timber flooring has a real hardwood surface layer bonded to a stable plywood or hardwood core. This construction reduces movement caused by humidity and makes it suitable for concrete slabs and underfloor heating. Solid timber flooring is made from a single piece of hardwood and is typically installed over timber subfloors. It offers traditional appeal but requires more environmental control.
Is timber flooring suitable for underfloor heating in New Zealand?
Yes — engineered timber flooring is commonly specified over hydronic underfloor heating systems in NZ. The construction provides better dimensional stability than solid timber. Temperature commissioning and installation detailing are important to ensure long-term performance.
How much does timber flooring cost per m² in NZ?
Engineered timber flooring in New Zealand typically ranges from $99 to $320 per m² supplied (incl GST) depending on wear layer thickness, origin, board dimensions, and finish. Installation costs are additional and vary based on subfloor preparation and installation method.
Can engineered timber flooring be sanded and refinished?
This depends on the thickness of the hardwood wear layer. Floors with a 3–4 mm wear layer can typically be lightly sanded and refinished, extending lifespan. Thinner veneers have more limited refinishing potential.
What timber species is most common for flooring in NZ?
European oak is the most widely specified species for engineered timber flooring in architectural projects across New Zealand. It offers strength, consistent grain structure, and compatibility with a wide range of finishes and colour treatments.
